Construction of fifty one apartments, three town houses, basement carpark, external works and remedial works.
Providence was appointed by Heritable Landisbanki (in Administration) as Project Monitors for the above project which was being completed by Stephen Howard Homes. Our experience in development and contracting proved to be a useful asset when advising on programme, progress and fortnightly drawdowns.
We provided the bank with weekly progress reports on the project and assisted with project cost control. Following the administration of Stephen Howard Homes, Providence was invited to competitively tender for the completion contract. Having spent months on the project as consultants our understanding of the project and procurement of sub-contractor enabled us to submit a firm cost to complete the works.
Providence was awarded the contract in August 2010. As a cost saving measure we proceeded to re-appoint members of the professional team to complete the project. The project was completed by June 2011, with units being occupied as early as December 2010.
The project consisted of the formation of fifty one apartments, split between two blocks, built over four floors. Both blocks were at varied stages of construction with a staggered programme, which enabled the receivers to realise revenue by selling completed units sooner. We worked closely with the receiver and local selling agents Country Properties and enhanced the specification which provided sales certainty and realised some sales uplift in some cases.
Our first project was to establish the sub-station that was due to be constructed on the site with many of the homes on the development sold and occupied the power supply to the homes were being fed from a generator which was persistently failing.
The project also consisted of completion of fourteen General Needs apartments for Jephson Housing Association, which consisted of re-decoration, floor coverings, M&E commissioning, snagging and arranging finall Building Control completion certificates.
Providence also completed remedial works to other completed parts of the development where notices had been served by; Insurers, Building Control, Premier Guarantee and Hertfordshire Fire Brigade.
The basement was occupied from possession of the site although un-finished; this was completed towards the end of the project as it was also being used as a site compound during the construction phase. Works comprised of surfacing and white lining works, forming a new entrance and remedial works including tanking of the electrical intake cupboards and underpinning where walls had been formed on loose granular material.
The scheme was met by many complications; however our early involvement in the scheme as project monitors ensured these issues were identified quickly which provided a swift transformation from a project in distress to loving homes for people to enjoy.
