The refurbishment and adaptation of a redundant hotel in to twenty two apartments.
Providence purchased the site at auction with the works to refurbish and adapt the redundant hotel already commenced by the previous owner.
Providence and our professional team had to resolve planning issues as the works already commenced by the previous owners had been without the benefit of full planning permission. This included various remedial works from replacement of structural steels and lintels to the removal and replacement of 1st fix wiring to all units.
All units were provided with a new bathroom suite, new kitchen, coving throughout, new UPVC sash windows, laminate flooring to living areas, carpets to bedroom areas and vinyl to bathrooms. Properties are heated via Creda electronic panel heaters.
We formed a secure external car park to the rear of the property and installed water and electric services to the properties.
The works were completed in five months. Providence then agreed a five year tenancy agreement with Avenue Lettings (part of Amicus Horizon) to house local residents in need of affordable housing. After a period of marketing, the property was disposed of as a going concern with the benefit of all properties being let on a guaranteed rental for an initial five year period.
